If you any questions on our fees, please ask a member of staff.
We will ask for your address history for the last three years and complete a credit check on each individual tenant. We will also require a reference from your existing Landlord or Letting Agent (if you are currently renting) as well as a written reference from your employer. If you are self-employed, we will ask for an accountant’s reference and most recent set of submitted accounts.
The lease you sign will be an Assured Shorthold, which means that you can stay in the property for the period of the lease (provided you meet all the obligations of the lease). If the landlord wishes to end the tenancy you will be given two months’ notice to quit the premises.
We have an obligation to conduct regular inspections of all tenanted accommodation. This is to ensure the property is not in need of repair, that you are looking after the property and discuss any problems you may be experiencing. You will be given notification when an inspection is due to be conducted.
In the event of maintenance being required please telephone us at the earliest possible time in order to minimise any problem that could subsequently arise. Trades persons will be alerted by the Agent and dependent upon the nature and urgency of the task will respond accordingly. Simple precautionary procedures should then be taken by the tenant to prevent any additional problem arising e.g. turn off water at the stopcock if necessary, isolate electric or gas supplies at the mains where required.
You cannot have any pets unless we have permission from the landlord/ourselves in writing. You must consult us prior to obtaining a pet and submit a written request to have a pet stating age/type/breed.
YES! You should consider taking out contents insurance to cover accidental damage to the Landlord’s contents, buildings, fixtures and fittings. The landlord is responsible for insuring the building.
The Deposit normally equates to 5 weeks rent and will be held throughout the tenancy in a government approved deposit scheme and will be returned at the end of the tenancy subject to the property being left in a good condition without any claim for potential damages beyond fair wear and tear.
As a tenant you are responsible for ensuring the rent is paid in full and on time. We have facilities to enable you to establish a standing order which will mean payments are paid directly from your bank to our designated account. You will need to cancel the standing order before leaving the property.
Utility bills, including Council Tax is your responsibility unless stated otherwise in the tenancy agreement. You will need to choose your supplier upon moving in and ensure accounts are closed when you vacate.
Once the Landlord has agreed to accept your application (subject to references and contract) we will ask for a holding deposit equating to one week’s rent. Upon successfully passing the referencing stage of the application, the holding deposit paid will count towards the total balance of rent and deposit owed before the tenancy start date. You risk losing your deposit in the event you provide inaccurate or misleading information on your application, fail a right to rent check, do not all reasonable steps to enter into a tenancy agreement or unilaterally withdraw your application.
Move2here made selling my house simple and stress free... Gwyn is a superb salesman and sells the village to prospective buyers as well as the property. Can’t recommend them enough, property was valued, listed, sold and completed within 8 weeks! Thanks again Gwyn.
I’m very pleased with Move2Here’s service. Gwyn Jones the agent, has gone above and way beyond any other estate agent.
He has been there for me every step of the way with helpful advice and keeping me informed of every detail on the selling my property. I would thoroughly recommend Move2Here, a local agent with friendly advice and service, thank you Gwyn Jones!
We have a rental property managed by Move2here. When our tenant handed in their notice they found a replacement to move in straight away! Great service guys.
Professional and personable service. Gwyn really went that extra mile, providing regular updates, advice and info. By liaising effectively with our vendors the whole process moved along smoothly. Would definitely recommend.
Very pleased, although there was a slight delay during covid, the sale still went ahead very smoothly having had regular updates from Gwyn. Thank you. Can highly recommend Move2Here
After searching for a property for some time during such a competitive time, we were feeling very despondent! However, last weekend we came across Gwyn and he is like a breath of fresh air! So honest, genuinely helpful, reliable and trustworthy. He has a great knowledge of the market and I am confident that he will get us on the right track to finding what we want. Thank you!
Gwyn was very professional and accessible throughout the sale. He gave positive advice on how to maximise marketing the property. I would strongly recommend both Gwyn and Berian for any person thinking of selling a property. Thank you Roger and Kath Jones
Gwyn is a brilliant sales person. He sold my house with ease, for a good price ! And he takes the best photos. Gwyn is a helpful person and enthusiastic about his job. He goes the extra mile and provided a five star service.
I sold my house with Move2Here estate agents recently and they were amazing. During his first visit Gwyn suggested some areas that would benefit from a bit of redecorating and updating to improve the value, which I was happy to undertake, and it all paid off at the end of the day because the house sold quickly and we got the full asking price.
Gwyn was well informed and very supportive throughout, every time we hit a snag because of the Covid epidemic, or some other event, Gwyn would turn up with helpful advice and we got it sorted.
Very pleased with the service and would recommend them without hesitation.
If you want a different, special Estate Agent use Move2here. Gwyn who I dealt with was exceptional, he could not do enough, in fact he went way beyond and above any other Estate Agent I've ever used. It was a very difficult time for me, I had recently lost my wife, the pandemic and lockdown, and I lived 70 miles away. Anything I asked for he was able to do, this is not your normal Estate Agent Move2here are something exceptional. It would be wonderful to think that their style would become the norm. Well done Move2here. Many thanks Gwyn for all you did. Dennis Atkinson
We used Move2here to sell our house in Groesfaen. We met a few agents but decided Gwyn was the upfront and honest kind of person we were after. Our house flew off the market and sold straight away, which was great. What wasn't quite so great was the never ending complications that took almost eight months to get us to completion - and that's where Gwyn came into his own. Always there for questions or when we needed advice, and he knew that whenever he called me he had to start with the words 'it's nothing bad!' so I didn't immediately panic! He did more chasing than our solicitor and always kept us up to date. Moving house was a hideous process for us, but Gwyn made it less hideous and we're very grateful - as I sit typing this from our gorgeous new home! Thank you Gwyn!
Moving house at any time is stressful enough, but on your own, in a pandemic, is probably not to be recommended, but as I settle into my beautiful new home in West Wales, I realise that it wasn’t anywhere near as stressful as I thought, thanks to Gwyn and the concept of Move2Here.
Firstly, I went to one of the established agents in the area and soon realised that what they promise at the outset does not always materialise . I was really hesitant about using a small business such as Move2Here, but I can say it was the best thing I did.
We all know Estate Agents get a bad press, and Gwyn is quite up front that he is foremost a Salesman – however as I wanted him to sell my house that probably is not a bad thing. However they are much more than salesmen. Gwyn held my hand from the first visit to signing the contract. He researched the area in detail prior to viewing the house so that he could be informed about the advantages (and disadvantages) before he had any potential viewers. He managed my expectations whilst still negotiating a fair price (even though it had little effect on his commission) He advised on the selling points of the house and how to make the most of them. He was always available to speak to, always had a solution for any issue that arose – and mainly just kept calm whenever I panicked that something was going to go wrong. He had good local contacts, which I was under no pressure to use, (and I can recommend the ones I that I did) and was keen to get feedback so that he can recommend again, or not.
I can confirm that small is beautiful! The image they are trying to build of being local and offering an all round service really was true in practice. I really do not want to move again, but anyone thinking of selling their house will not go far wrong in using Move2Here
WHY RENT THROUGH US?
We can offer a professional and helpful service to help find the right home for you. Please find below some useful information that will guide you through the process of renting with us.
Once settled on a particular property you wish to rent, we will ask you to complete a written application form. The planned commencement date shall also be determined.
ADMINISTRATION / AGENCY FEES
At the point you submit your application, a fee is payable to cover the administration / referencing cost, including the preparation of the tenancy documentation and cost of credit references. The fee is non refundable if you fail or withdraw the application.
In order to take the property off the market until the planned tenancy commencement date, a holding deposit is required. The holding fee secures the landlord against all reasonable costs incurred should you withdraw from the agreement or fail to take up the tenancy within the agreed timescales. This is payable at the same time as the Agency Fee.
As part of the application, we will endeavour (with your permission) to obtain written references to support the information you provide. This will usually mean contacting your employer, current or previous landlord and someone to give you a character reference. We will also carry out a credit search, using an independent referencing company.
Should we decide a guarantor is required before a tenancy can be granted; the same process of referencing will apply to the guarantor.
Some landlords may wish to apply certain restrictions to a tenancy. Please find below some examples of typical restrictions that may be imposed:
You should be advised of any restrictions before an agreed viewing of a property takes place.
SELF EMPLOYED APPLICANTS
If you are self-employed, we will require a written reference from your bank and accountant. We will also require accounts, usually dating back 3 years.
If you are a student who cannot prove a consistent and sufficient income, you will need a parent, relative or close friend to guarantee the rent and adherence to any other tenant obligation listed within the agreement.
TENANCY DEPOSIT SCHEME
At the start of every tenancy we collect a deposit, normally equal to a minimum of one month’s rent. This is used in the event of breakage or damage caused.
In accordance with the Housing Act 2004, landlords are no longer permitted to retain a tenant’s deposit and must select either an insured based or custodial based scheme in which to hold a tenant’s deposit. A statutory certificate is then supplied to the tenant, advising on which approved scheme protects the deposit. This must be done within 14 days of the tenancy start date. Please speak to one of our representatives for further information.
WHAT HAPPENS IF THERE IS A DISPUTE AT THE END OF THE TENANCY?
In the event of a dispute, both parties will have 10 days to resolve the matter. If no resolution has been reached, they will be invited to make use of the Alternative Dispute Resolution process that is provided free with their chosen deposit scheme. Should the parties opt for Alternative Dispute Resolution they will be bound by its decision with no redress to the courts.
WHEN CAN I CHECK IN?
As soon as we receive satisfactory replies to our reference enquiries, we shall contact you to agree a time to move in on the planned commencement date.
We would advise that for the start of the tenancy, you arrange for gas, electric, water, telephone and council tax accounts to be transferred into your name. Please speak to one of our representatives, who will instruct you further.
When renting a property it is very important to make sure you are covered by insurance for any damages that may occur. The landlord’s own insurance will not cover the tenant’s belongings. It will also exclude cover for if a tenant accidentally damages the landlord’s property and therefore it could result in the loss of your deposit to cover the repairs.
Please speak to one our representatives for further details.
Rents are paid in advance and by standing order unless otherwise agreed by the landlord / agent.
